Mansell Building Solutions (MBS) has been appointed by Oak Construction Projects Ltd (OCP) to deliver 33 PRS/build-to-rent apartments as part of the Corner Plot Rochdale re-development for Rochdale Borough Council.
The scheme will see MBS deliver a full-frame, reinforcing its expertise in modern methods of construction (MMC) and light gauge steel framing (LGSF). This will be the second project OCP have appointed MBS, this year Mansell delivered 62 apartments over six stories at Bosden, as part of the Cityheart development at Stopford Park in Stockport for OCP.
Located next to the former Rochdale Fire Station and opposite Rochdale’s main train station, this stunning scheme, respectfully designed by Leach Rhodes Architects, features both a new-build element and a sensitive refurbishment of an existing listed building. Commencing in early 2026, This will be a a 52-week programme for Oak, delivering 33 high-quality apartments for the rental market. Mansell’s light gauge steel frame will begin to be manufactured at their MMC Factory in the first quarter of the year to be ready to delivered and erected on site in Q2.
The development will act as ‘the gateway into the town’ and be incorporated into the town centre regeneration works planned for Station Square. The developer, Rochdale Development Agency, believes ‘Corner Plot’ gives the advantage of the commuting connections to Manchester, whilst allowing people to live more affordably than in the city. No car parking spaces are allocated for the building but there would be storage for 38 bicycles.
