Birmingham’s office market kicked off 2025 with a strong performance, recording a 13% increase in take-up during the first quarter, reaching nearly 195,000 sq. ft, according to DIB’S business of the Month for May, Avison Young’s latest Big Nine report.
Out-of-town locations led the growth, achieving their highest take-up since 2021 at over 119,000 sq. ft. A standout deal included Boparan Restaurant Group’s 62,000 sq. ft move to Portland House in Solihull, reflecting growing confidence in the region.
While city centre activity was more measured at 75,522 sq. ft, several large deals are expected to close later in the year, signalling further momentum ahead. Notable lettings included Phoenix Life and Gilbanks, securing 25,000 sq ft and 21,000 sq. ft respectively.
Despite a rise in vacancy rates, industry leaders remain optimistic. Mark Robinson of Avison Young highlighted Birmingham’s resilience, noting that the region continues to offer strong opportunities despite wider economic challenges.
Nationally, Q1 2025 marked the strongest start for UK regional office markets since 2018, with Birmingham playing a key role in driving demand, especially for large, out-of-town deals.
