A major £90.4 million regeneration project is set to transform an area of central Blackpool, with the council now seeking a development partner to help deliver the ambitious plans.

The Central Housing Regeneration Area is backed by £90.4 million of Government funding through Homes England and forms part of a wider 15-year vision to improve housing and communities across inner Blackpool.

The first phase will focus on a 5.4-hectare area around Central Drive, where the council plans to replace poor-quality housing with up to 230 new energy-efficient homes, alongside new green spaces, community facilities, shops, flexible workspaces and improved infrastructure.

The council has already submitted a hybrid planning application and is now undertaking early market engagement with potential development and regeneration partners, ahead of a formal tender process expected in the autumn. Subject to the necessary approvals, development work is anticipated to begin in 2028.

The scheme is part of a much wider programme of investment across Blackpool, with more than £2 billion of public and private sector investment currently being delivered or planned across housing, education, commercial development, leisure and infrastructure.

For Downtown in Business, the project highlights the scale of opportunity being created through regeneration across Lancashire and the importance of bringing together public sector leadership, private investment and the development industry to deliver long-term economic and social change.
